The word 'ātman' is taken in two senses. Scholars work out its meaning under two headings. So there are two accepted ways to read the word. The next line names both.
'आत्मन्' शब्द का अर्थ पंडित दो प्रकार से बतलाते हैं। एक ही शब्द के दो अर्थ यहाँ ठहराए जाते हैं।
ātman: home meaning across Indian thought ranges over 'self', 'soul', 'body', even the reflexive 'oneself'; here the verse fixes exactly two of those senses and lays them side by side.
'आत्मन्' शब्द के भारतीय चिंतन में अनेक अर्थ चलते हैं — 'स्व', 'जीव', 'शरीर', यहाँ तक कि आत्मवाचक 'स्वयं' भी। यहाँ यह श्लोक इनमें से ठीक दो अर्थों को चुनकर साथ-साथ रख देता है।

Some take 'ātman' to mean the embodied self — the thing we point to when we say 'I'. Others take 'ātman' to mean the body — the thing we point to when we say 'mine'. So one camp reads it as the 'I', the other as the 'mine'. These are the two senses line one promised.
कुछ लोग 'आत्मन्' का अर्थ देही मानते हैं — जो 'मैं' कहता है, उसका आश्रय। कुछ अन्य लोग उसका अर्थ शरीर मानते हैं — जिसे 'मेरा' कहा जाता है।
ahantā ('I-ness') vs mamatā/mamatva ('mine-ness'): a standard pair. 'I' points at the self that owns; 'mine' points at what the self owns, here the body. The verse hangs the two readings of ātman on exactly this I/mine split.

Jīva picks up the second reading, 'some say ātman means the body.' He rules that this is only an anukalpa — a fallback. So of the two senses, the 'I'-self reading is primary; reading ātman as the body is allowed only as a distant second. Jīva does not reject it, but he demotes it.
'कुछ के मत में शरीर' — यह अर्थ तो अनुकल्प ही है। यह मुख्य अर्थ नहीं, केवल गौण विकल्प है।
mukhya/utsarga vs anukalpa is a rule-ranking pair from Mīmāṁsā and Dharmaśāstra. Homely example: the primary rule is 'pay in cash'; the anukalpa is 'if you truly cannot, pay in kind.' The kind-payment is valid but only when the primary cannot stand. Here the 'I'-self sense is the primary rule; 'body' is the fallback you fall to only if pressed — valid, but second-rank.
मुख्य/उत्सर्ग और अनुकल्प — यह मीमांसा तथा धर्मशास्त्र का विधि-क्रम का युग्म है। सरल उदाहरण: मुख्य विधि है 'नकद चुकाओ'; अनुकल्प है 'यदि सचमुच न बने, तो वस्तु से चुका दो।' वस्तु से चुकाना मान्य तो है, पर तभी जब मुख्य विधि निभ न सके। यहाँ 'मैं'-आत्मा वाला अर्थ मुख्य विधि है; 'शरीर' वह गौण उपाय है जिस पर विवश होने पर ही उतरते हैं — मान्य, पर दूसरे दर्जे का।

Viśvanātha takes the verse's first reading and pins it down. When the verse says ātman is the embodied self, the seat of 'I', he says plainly: that is the jīva, the individual living being. So the primary sense of ātman here is the individual soul, not the body.
'मैं'-भाव का आश्रय जो देही है, वही जीव है। जो 'मैं' कहता है, वह शरीरधारी जीव ही है।
jīva: the individual living self, as against both the body it wears and the supreme self (Paramātman). Viśvanātha's one word settles which 'self' the first reading means — the finite embodied person who says 'I'.
